The Welsh Property Market in 2026: What Buyers and Sellers Need to Know

The property market is never far from the headlines.

House prices, mortgage rates, affordability and the question of whether it is the "right time" to buy or sell are constantly being discussed. But national headlines don't always tell you what is happening in your local area.

At Wisemove Estate Agents, with offices covering Bridgend and Neath, we believe local knowledge matters.

And the latest official figures show that the Welsh housing market continues to move, with both Bridgend and Neath Port Talbot recording annual house price growth.

So, what does the market actually look like as we move through the latter part of 2026?

House Prices in Wales

According to the latest available Office for National Statistics figures, the average house price in Wales stood at approximately £215,000 in July 2026, compared with around £210,000 a year earlier.

That represents annual growth of approximately 2.6%.

It is important to remember that an "average house price" is just that – an average.

Property values vary enormously depending on location, property type, condition, plot, street, local demand and many other factors.

This is why an accurate local valuation remains far more useful to a seller than simply relying on a national house price index.

What's Happening in Bridgend?

The latest ONS figures make particularly interesting reading for homeowners in Bridgend.

The provisional average house price in Bridgend was £210,000 in July 2026, compared with £202,000 in July 2025.

That's an annual increase of approximately 3.7% – ahead of the 2.6% increase recorded across Wales as a whole.

Average prices by property type in Bridgend were approximately:

Detached homes – £322,000

Semi-detached homes – £207,000

Terraced homes – £169,000

Flats and maisonettes – £111,000

For first-time buyers, the average price paid in Bridgend was approximately £184,000, up from £177,000 a year earlier.

These figures demonstrate something we see every day: there isn't one single "Bridgend property market".

Different price ranges, property types and locations can perform very differently.

What About Neath and Neath Port Talbot?

There is also positive movement in the Neath Port Talbot market.

The average house price across Neath Port Talbot was approximately £168,000 in July 2026, according to provisional ONS figures.

That's up from £163,000 in July 2025 – an annual increase of approximately 2.9%, again slightly above the Welsh average.

Average prices by property type were approximately:

Detached homes – £263,000

Semi-detached homes – £171,000

Terraced homes – £142,000

Flats and maisonettes – £84,000

The average price paid by a first-time buyer was approximately £155,000, compared with £151,000 a year earlier.

For buyers looking for affordability, Neath and the surrounding areas can therefore offer an interesting alternative to some of the higher-priced parts of South Wales.

Buyers Are Still Buying

One of the biggest misconceptions about the housing market is that buyers simply disappear when economic conditions become more challenging.

The reality is usually much more complicated.

Welsh Government Land Transaction Tax statistics show that there were approximately 12,570 residential transactions in Wales between April and June 2026.

That was 2% higher than during the same quarter in 2025.

Properties are therefore still changing hands across Wales.

The key for sellers is recognising that today's buyers have access to an enormous amount of information. They can compare properties, asking prices, previous sales and competing listings from their phone within seconds.

That makes pricing, presentation and marketing extremely important.

Getting the Asking Price Right

Every seller naturally wants to achieve the best possible price for their property.

But the highest suggested asking price isn't necessarily the best valuation.

An unrealistic asking price can result in a property sitting on the market, becoming stale and eventually requiring price reductions.

By contrast, a properly researched asking price can generate stronger early interest and potentially create competition between buyers.

At Wisemove, our valuations consider the property itself alongside recent comparable evidence, competing properties currently on the market and – importantly – our knowledge of buyer demand in the local area.

Valuing a property should be about evidence, not simply telling a seller the number they want to hear.

Presentation Still Matters

First impressions have always mattered in estate agency, but online marketing has made them even more important.

For many buyers, their first viewing of your home isn't when they walk through the front door.

It's when your property appears on their phone.

Professional-quality photographs, an accurate and engaging description, sensible room presentation and effective online marketing can determine whether someone clicks onto a property – or simply scrolls past it.

Before putting your home on the market, relatively simple jobs can make a difference.

Decluttering, touching up tired paintwork, tidying gardens, cleaning windows and making rooms feel light and welcoming can all improve that crucial first impression.

You don't necessarily need to spend thousands of pounds preparing a home for sale.

You need to present it at its best.

Selling a Property Is More Than Putting It Online

Modern property portals are incredibly important, but good estate agency should involve much more than uploading photographs to a website and waiting for the telephone to ring.

An experienced agent should actively manage the sale.

That means speaking to registered buyers, arranging and following up viewings, negotiating offers, checking buyers' circumstances and maintaining communication throughout the transaction.

Once an offer is accepted, the work doesn't stop.

Sales progression can be one of the most important parts of the entire process.

Solicitors, mortgage lenders, valuers, surveyors, buyers and sellers all become involved, and effective communication can help keep a transaction moving.

Thinking of Buying?

For buyers, the Welsh market continues to provide a wide range of opportunities.

Whether you're a first-time buyer looking for your first home, a family needing more space, an investor or someone looking to relocate, both Bridgend and Neath offer a diverse range of property.

First-time buyers in particular shouldn't automatically assume home ownership is out of reach.

The latest figures show average first-time buyer prices of approximately £184,000 in Bridgend and £155,000 in Neath Port Talbot.

Individual properties are, of course, available both above and below those averages.

Before beginning your search, speak to an independent mortgage adviser or lender so you understand your budget and obtain an Agreement in Principle where appropriate.

Being prepared can put you in a much stronger position when the right property appears.

Location, Location... and Local Knowledge

Property markets are local.

What's happening across the UK isn't necessarily what's happening in Wales.

What's happening across Wales isn't necessarily what's happening in Bridgend.

And what's happening in Bridgend town centre isn't necessarily the same as what's happening in surrounding communities.

The same applies across Neath and Neath Port Talbot.

That's why we believe there is still an important place for genuine local estate agency.

Data tells us a lot, but it doesn't tell us everything.

Knowing what buyers are currently asking for, which types of properties are generating viewings, where offers are being made and what is happening with competing properties gives sellers valuable additional information.

Should I Sell My Property Now?

There is rarely a universal "perfect" time to sell a property.

The right time depends on your circumstances.

You may need more space, be downsizing, relocating, selling an investment, dealing with an inherited property or simply feel ready for a change.

What the latest figures do tell us is that the Welsh housing market remains active.

Average prices in both Bridgend and Neath Port Talbot were higher in July 2026 than a year earlier, while residential transaction figures for Wales were also higher year-on-year during the April-to-June quarter.

For homeowners considering a move, the starting point should therefore be understanding what your own property could realistically achieve in today's market.
